JUPITER ISLAND
THE HISTORY OF JUPITER ISLAND ... Jupiter Island is part of a chain of barrier islands that stretch from the Florida Keys to as far north as New York State. The Island almost certainly witnessed early 15th and 16th Century Spanish and English explorers, however, its first recorded history was as part of The Gomez Grant. The Gomez GrantThis was a Land Grant from the King of Spain to Eusebio Gomez in 1815, as a reward for faithful service. It included not only Jupiter Island, but almost all of what is now known as mainland Hobe Sound, Florida.
The land was divided and redivided among the Gomez heirs and others and much of it was sold in the early 1900's to a British land development company that went bankrupt in the late 1920's.
The extensive land holdings of the Corporation were acquired by a group of friends who enjoyed staying at a small Island hotel with the idea of conserving the natural beauty of Jupiter Island. This has continued to be the aim of the original owners, their heirs, and others who have purchased land, resale homes or have constructed their own homes on Jupiter Island. In fact, much of Jupiter Island has been given to the United States Fish and Wildlife Service, The Audubon Society and The Nature Conservancy for Wildlife Refuges and Preservation of the Natural Ecology.
JUPITER ISLAND TODAY ...Jupiter Island is approximately 16 miles long, with most of the land (approximately 14 miles) lying in Martin County, Florida.
From the northern tip of Jupiter Island, a 5-mile stretch of land is uninhabited wildlife refuge with pristine beaches and protected Intracoastal shorelines. The Nature Conservancy owns approximately one mile from the Atlantic Ocean to the Intracoastal Waterway, toward the southern end of Jupiter Island. In addition, the government also owns the western side of the Intracoastal for approximately 3 miles opposite the center of Jupiter Island.
Jupiter Island was incorporated as a town in 1953 and enacted strict low density zoning which has preserved its natural beauty probably better than most other populated barrier islands in existence.
One and two-acre zoning is the norm for single family residential homes. No high rise developments or multiple family dwellings are allowed.
THE TOWN OF JUPITER ISLANDThe Town of Jupiter Island has its own government, including the mayor, commissioners, a fire department and a police force with one of the highest ratios of police-to-residents in the United States.
There are approximately 450 homes on Jupiter Island. While the potential for well over 500 residences does exist, the reality is that this potential will more than likely never be reached. This, combined with the exclusive nature of Jupiter Island, indicates that Jupiter Island values will continue to keep pace with ... or exceed ... the current Florida real estate market activity.
